A parcel map points to an APN and an assessed owner; the recorder connects that name to a deed; voter and permit records add limited context; a reverse directory places an earlier subscriber at the same number. San Mateo County keeps most of it, with city, state, and library sources filling gaps. Separate ownership, mailing, occupancy, and historical presence before treating any name as a match. The Burlingame street directory is those four kinds of evidence, kept apart.

Browse a Burlingame Street by Address

A Burlingame street directory search is strongest when each source answers a different question. Property Maps can identify the parcel and assessed owner. County GIS can show the parcel beside its neighbors. The recorder's index can connect an owner name to a transfer, while voter records and historical directories add narrower evidence about people associated with an address. None of those records alone proves who occupies a home. The sequence below keeps ownership, location, registration, and historical presence separate.

  1. Normalize the address. Check the delivery address with the USPS address lookup, then confirm whether the parcel is in Burlingame, Hillsborough, or unincorporated Burlingame Hills. The city street-system information helps separate city, county, and Caltrans maintenance geography.
  2. Find the parcel. Use San Mateo County Property Maps with the street address. Save the APN and any assessor or subdivision map links returned.
  3. Walk the map. Open the San Mateo County GIS viewer, select the subject parcel, and inspect adjoining polygons and the City and ZIP layers.
  4. Trace the owner. Search the current assessed owner in the county's free grantor-grantee index. The deed chain uses party names and legal descriptions rather than a simple street browse.
  5. Add limited people evidence. Use voter information only through a lawful self-lookup or qualified file request. For earlier occupants or subscribers, ask a library or historical repository for reverse or criss-cross directories.

When the purpose changes from understanding a street to confirming one named person, the county court, vital, and other identity records require a different set of checks. A street-by-street search should stop before it turns a property clue into an unsupported personal claim.

Read Burlingame Parcels in County GIS

The county GIS viewer adds geography that a property card cannot show by itself. Accept its disclaimer, search an address or APN, zoom until parcel lines appear, and click the parcel to open its attributes. Layer controls can add active parcel APNs, situs-number labels, city boundaries, ZIP codes, election precincts, legislative districts, assessor maps, parcel maps, and subdivision maps.

The San Mateo County parcel GIS viewer is the useful visual companion to a Burlingame street directory. The county GIS resources page supplies broader property and open-data context. The map lets a researcher pan along both sides of a street, record adjoining APNs, and open each parcel record separately. GIS adjacency is more precise than a ZIP filter, but it remains informational and is not a legal survey.

The parcel view is best treated as a map of research leads. It can show how a street, city line, ZIP layer, and district boundary relate, then send the search back to the assessor or recorder for the record that supports a specific claim.

Separate Burlingame Situs from Mailing

Address terms carry different meanings in Burlingame records. The physical location, the tax correspondence destination, and the legal description may point to related but distinct facts. A careful street directory uses the terms below before comparing an owner, a deed, a permit, or an older directory entry.

Parcel
A county assessor unit identified by an APN. It may contain one structure, several structures, or land whose record history differs from the current street label.
Situs address
The physical location of the property. It is the address to use when locating the parcel and checking the city or unincorporated jurisdiction.
Mailing address
The destination for tax or other correspondence. It can differ from the situs and does not prove where an owner lives.
Plat
A recorded map that lays out lots, blocks, streets, easements, or subdivision relationships. It helps explain an older legal description.
Criss-cross directory
A reverse directory section arranged by street and house number, usually showing a historical subscriber or occupant instead of starting with a surname.

The same house can therefore have a situs in Burlingame, a mailing address elsewhere, and a legal description that names an older subdivision. Those differences are clues to reconcile, not errors to erase.

Burlingame Street Directory Records by Address

Address-keyed records form the working spine of a Burlingame address guide, but each keeper supplies a different layer. The table separates what can be found by address from what must be reached through an APN, a name, a request, or a historical shelf.

The table's order matters. Property Maps and GIS locate the parcel; the assessment roll supplies ownership clues; deeds explain transfers; permits date work; voter information is purpose-controlled; and a reverse directory can add an earlier household layer. A match becomes stronger when two independent record types agree without being treated as identical evidence. The ACRE assessment roll summaries show the county's public roll structure and annual summary categories.

That assessment view belongs beside the parcel card, not in place of it. An assessed owner or exemption entry is a property record, while occupancy and household composition require separate, lawful evidence.

Note: An assessed owner, mailing address, or permit applicant is evidence about a property record, not proof that a particular person lives there.

Trace Burlingame Deeds by Owner

San Mateo County's grantor-grantee search is free, but it is an index rather than an online deed-image archive. The official search page does not state the first online year, and the images are deliberately excluded for privacy reasons. Search the owner name, use variants when needed, and treat the result as a pointer to a recorded instrument.

The practical chain runs from current assessed owner to likely acquisition deed, then from that deed's seller to the seller's earlier acquisition. Read the grantor and grantee roles, vesting, legal description, recording number, and return details in the copy. A street address is rarely the recorder's controlling key, so the APN, subdivision, lot description, and party names must be kept together.

The ACRE recorded-document copy instructions show the fallback when the index is not enough.

Mail requests require party names, document type, recording date, recording number, payment, and a self-addressed stamped envelope. The county accepts a preprinted U.S.-bank check, money order, or cashier's check payable to San Mateo County Clerk-Recorder. Fees depend on pages, and the captured official copy page did not expose a current per-page amount. Public terminals and the counter at 555 County Center in Redwood City provide another access route; map-copy service is listed Monday-Friday, 8 a.m.-5 p.m. Never turn a deed grantee into a presumed resident. A purchased image proves what the instrument records, while a current person-to-address conclusion needs independent support and a lawful reason to use it.

Burlingame Permits Date Buildings

Permit and code files add a time line to a street without becoming a resident roll. A Burlingame permit can name an owner, applicant, contractor, architect, scope, valuation, parcel, dates, and inspection status. An applicant may be an agent, so a permit name should be read as participation in a project rather than proof of occupancy.

Use the city's permit resources for current services and the Document Center for date and folder filters. Older scans may require a request for a historic permit jacket tied to the address or APN. Code Compliance can be approached for a case log, notices, photographs, and final disposition, but complainant contact data and active-investigation material may be withheld.

  • Ask for the address and APN together when a street label may have changed or a parcel has been split.
  • Separate construction, alteration, demolition, and inspection dates from the date a person was associated with the property.
  • Use the City Clerk's Laserfiche public-records portal for an existing record series when a current index does not answer the question.

The city's Laserfiche portal went live in January 2021. A focused California Public Records Act request should name the department, address or APN, date range, record type, and desired format. Under Government Code section 7922.535, the city generally determines within ten calendar days whether it holds disclosable responsive records, although production may take longer and exemptions still apply. Inspection is ordinarily free; copies may be charged at direct duplication cost.

Note: A public-records request can seek an existing permit or case series, but it does not require Burlingame to create a new street resident directory.

Easton Joins the Burlingame Street Story

Street research in Burlingame has an alternate-locality problem. San Mateo County was created in 1856, while earlier land history can sit in San Francisco County, Rancho San Mateo, Rancho Buri Buri, mission, Mexican land-grant, or federal land-confirmation records. The Burlingame history record, Town Map No. 1 dated March 15, 1897, the 1908 incorporation, and later subdivision maps explain why an early record may use a ranch, tract, or lot description instead of a modern street number.

Easton annexed to Burlingame in 1910, and 35 more subdivisions or annexations were recorded from 1912 through 1963. The Mills Estate division in 1954 split territory between Burlingame and Millbrae. Those changes can alter a jurisdiction label without changing the house number. Search Easton, San Mateo County, and the relevant subdivision name when a modern Burlingame query comes back empty.

The county's scale is another useful number check. For 2025-26, ACRE reported 234,263 parcels or accounts, reviewed 20,321 deeds for ownership transfers, and processed 16,894 building permits. Those figures describe a large county system behind a compact Burlingame street directory, not a promise that every historical address is online.

No official source located a citywide house-number renumbering date or a ZIP realignment year. Compare maps, deeds, permits, and directories case by case rather than claiming a single reset for all Burlingame streets.

Use Burlingame Reverse Directories Carefully

A reverse or criss-cross directory flips the usual name-first search. It sorts a street and house number, then may show a subscriber or occupant for a particular year. That historical layer can help connect a property to a household between census dates, but the exact Burlingame publisher and year runs are not published in the official online material reviewed.

Start with the San Mateo County Libraries genealogy resources, the Burlingame Main Library reference desk, the San Mateo County Historical Association, and the Burlingame Historical Society. Ask for San Mateo County, Peninsula, telephone, and city directories rather than searching only for a catalog title that says Burlingame.

  • Search the Peninsula Library System catalog for Burlingame directory, San Mateo County directory, Polk San Mateo, telephone directory Peninsula, and reverse directory San Mateo.
  • Request the abbreviation key or catalog notes before interpreting a one-letter mark beside an address.
  • Record the volume title, publication year, page, repository, and whether the entry is alphabetical or street-ordered.

An absence can mean a nonpublication year, a missed canvass, no listed telephone, a spelling variation, a married-name change, or a move. It does not by itself prove that someone left Burlingame. The historical collections and reading method receive fuller treatment on the Burlingame city directory page.

Note: The library and Historical Society have not published a complete Burlingame publisher-year shelf list, so staff confirmation remains necessary.

Why Burlingame Voters Are Not Street-Searchable

California voter information is not an anonymous public street directory. San Mateo County's self-lookup asks for the registered house number, five-digit ZIP code, and exact birth date. California My Voter Status uses identifying details to return an authenticated voter's status, party preference, districts, and ballot-related status. A searcher cannot enter a Burlingame street and receive a complete public list of voters.

House NumberRequired number as registered for the county self-lookup.
ZIP CodeRequired five-digit registration ZIP code.
Birth DateRequired exact date for the self-match.
Search resultRegistration information for the authenticated match, not a street-wide roster.

Use the county voter-registration FAQs for the field rules and the California My Voter Status tool for a personal check. Questions can go to San Mateo County Elections at 40 Tower Road, San Mateo, by phone or text at 650-312-5222, or by email at registrar@smcacre.gov. The state SOS contact is 800-345-8683 or elections@sos.ca.gov.

Elections Code section 2194 limits voter-file access to election, scholarly, journalistic, political, or governmental purposes, and commercial use is a misdemeanor. A qualified applicant can use the state voter-file request route for a statewide file at $100; a single-voter request may cover up to ten named voters at $30 each, capped at $100. County-specific fees vary. Released files can contain residence and mailing addresses, precinct, districts, party preference, and participation history, but not ballot choices, driver-license number, Social Security number, or signature.

What a Burlingame Street Directory Cannot Show

Even a well-built Burlingame street directory cannot supply every person connected to an address. Non-owner occupants and other household members may be absent from the parcel roll. Utility accounts, delivery data, DMV address information, and confidential voter records are not open neighborhood fields. Safe at Home participants use a substitute mailing address and confidential voter procedures, so their protected location should not be reverse-engineered from public clues.

The same caution applies to code complaints, business addresses, and mailing addresses. A reporting party may be withheld, a business filing may point to an operating or agent address, and a tax mailing address may belong to a different correspondence location. The federal Driver's Privacy Protection Act, 18 U.S.C. sections 2721-2725, also restricts motor-vehicle personal data. When a record is withheld, ask the custodian about segregable public portions instead of trying to reconstruct the protected field elsewhere.

Lawful use. Burlingame property and address records can support personal, lawful research, family history, house history, or civic curiosity. Using record information to stalk, harass, threaten, or intimidate another person is unlawful, and protected addresses must not be sought or republished.

When the question narrows to one named person, use the Burlingame resident lookup approach and verify two independent records. A parcel clue, voter status, directory entry, or deed hit should remain in its proper category rather than becoming a claim about a private household.
